What are your leasing office hours?Our leasing office is open Monday through Friday from 9 AM to 6 PM.

What floor plans are available?We offer 2-bedroom / 2-bathroom (2/2) and 3-bedroom / 2-bathroom (3/2) floor plans.

Do you offer short-term leases?Yes, we offer 7-month leases for an additional fee.

What is your pet policy?We allow up to two pets per unit. There is a non-refundable pet fee as well as a monthly fee per pet.

What is included in the rent?The rent includes pest control and trash pick-up.

Are utilities included in the rent?No, utilities are not included. Tenants must set up electric, water, and sewer services.

What is the income requirement to lease an apartment?Monthly gross income must be at least three times the rent amount.

Do you accept guarantors?Yes, we accept guarantors. The guarantor’s income must be at least four times the rent. Guarantors will not be accepted for applicants with excessive negative credit or rental history.

What is the security deposit?The security deposit is equal to one month’s rent.

Is renters’ insurance required?Yes, renters' insurance is required. It can be purchased through your online portal (AppFolio) or from your insurance agency. The policy must list The Villas at Ashton Square as an “Additional Interested Party.” Failure to maintain personal liability insurance is considered an incurable breach of the lease.

When is rent due, and is there a grace period?Rent is due on the first of the month and considered late after the sixth.

What documents are required for the application?You will need a driver’s license, state ID, or residence card; proof of income (last four pay stubs); and rental history (including the names, dates, and addresses of places you rented in the past two years).

Is there an application fee?Yes, an application fee applies.

What is the move-out notice requirement?A 60-day notice is required before moving out.

What is your policy on early lease termination?If you need to terminate your lease early, you must provide a 60-day notice and pay an early termination fee.

What happens if I need to transfer to another unit?Transfers to another unit are allowed for a small additional fee.

Is there a playground on the property?Yes, there is a playground on the property.

Are there laundry facilities on-site?There are no on-site laundry facilities. However, each unit has washer and dryer hookups, and you connect your own washer dryer or rent one from us for a small monthly fee.

Is parking included?Yes, on-site parking is included.

How do I submit a maintenance request?You can submit a maintenance request through your online portal (AppFolio) or by calling the office at (352) 333-1120.

What is the response time for maintenance issues?We aim to respond within 24 to 72 hours, depending on the issue.
